Selling or Purchasing a Property

After Placing Your Home For Sale

  1. Notify the HFCHA Treasurer and/or a board member
  2. Give buyer a copy of the HFCHA Covenant and Bylaws along with the acknowledgment and receipt letter. These documents can be found on the website under bylaws & handbook. There is a $25.00 hardcopy fee for a new copy.
  3. Have the buyer sign and return the acknowledgment and receipt agreement letter to the treasurer. you can submit this on the website under contact or you can mail it to: HFCHA PO Box 3491 St.Charles, IL 60174
  4. Make sure all the repairs/ maintenance cited on the annual spring maintenance review have been completed prior to selling.
  5. Call the director in charge of maintenance review to report the completion of all repairs/maintenance.
  6. Keep your assessment dues up to date. They are due on the 1st of each month 
  7. Notify Treasurer your closing date.


Allow 10 business days for the Treasurer to complete all paperwork for your closing.

Check-off List for Buyers when Purchasing a Home

  1. Obtain a copy go Hunter Fields Commons Declarations/covenants, bylaws and rules from the Seller. This can be copied from the website under Bylaws & Handbook
  2. Sign the Acknowledgement agreement and Receipt letter and return to the treasurer. you can mail this to: HFCHA PO Box 3491 St.Charles IL, 60174
  3. Have your attorney notify the treasurer of the closing date.
  4. Provide the association a copy of your paid insurance receipt for your new home. This can be done at your closing.
  5. The association dues are due the 1sr of each month for the date of purchase.
